mofongo.ai was born from a simple observation: in the most desirable buildings in Condado and Dorado Beach, the best units never list publicly. They trade quietly — owner to buyer, relationship to relationship. We built the platform that makes that market visible.

The problem we're solving

The Puerto Rico luxury real estate market runs on information asymmetry. Serious buyers don't know which buildings have motivated sellers. Owners don't know that qualified buyers are watching their building right now. Brokers profit from this gap — and charge 6% to bridge it.

We observed this firsthand at buildings like Ocean Sixteen in Río Grande: owners who had no idea there were act-60 relocators willing to pay premium prices for their exact unit. That gap is expensive. On a $3M sale, a 6% commission is $180,000.

What we built

mofongo.ai is a two-sided exchange. Serious buyers register their demand — building, bedrooms, budget, timeline — privately. Verified building owners see that aggregated demand before they engage a broker. When interest aligns on both sides, we facilitate a direct introduction at a flat fee.

After the introduction

Once we connect a buyer and owner, the transaction is entirely yours. Hire your own real estate attorney, bring in an agent you trust, or negotiate directly — whatever works for your situation. mofongo.ai does not represent either party, manage negotiations, or handle closings. We built the bridge; you decide how to cross it.
